Grand Beach is a small Lake Michigan village in New Buffalo Township, just west of downtown New Buffalo and close to the Indiana line. It has about 310 year-round residents (2020 Census), and most of its homes are second homes for Chicago families, who drive about 73 miles to get here.
The Grand Beach Company founded the village around 1903 as a rail-served summer resort, and residents incorporated it in 1934 to keep local control. Village life still centers on the public 9-hole golf course, which runs from the clubhouse (also the village hall) down to the village gate and back. The streets are wooded and quiet, and the homes range from early cottages to newer lakefront builds. Frank Lloyd Wright designed three summer homes here. The 1916 Ernest Vosburgh house on Ravine Road still keeps much of its original design.
In Grand Beach, the house is only part of what you're buying. The lake frontage matters just as much. Lake levels have cut into the beach before, most noticeably in the early 1950s, the early 1970s, and the late 2010s. On a lakefront or bluff lot, we look at shoreline and bluff history, past erosion-control work, and any required permits before you write an offer. We also order a full inspection and check sewer or septic and water service for the specific address. Village ordinances and rules for golf and beach use vary by property, so we confirm them before you commit.
